Dismantling a panel house – technologies, challenges and environmental approach
“Forest-Ukraine has completed a large-scale dismantling of a 9-storey building in Kharkiv (Dismantling of a panel house. 9 floors, 9 entrances).
Dismantling in Ukraine is particularly relevant in the context of infrastructure reconstruction after shelling and other terrorist actions by the Russian army.
One of the largest companies in Ukraine, Forest-Ukraine, which has extensive experience in dismantling high-rise buildings, has just completed one of its projects. The work lasted for 3 months, during which more than 24,000 tons of construction debris and debris were dismantled and removed.
Prerequisites for dismantling: why the house became an emergency
The shell hit dramatically changed the fate of this residential complex, which used to be home to about 800 residents. The damage to the load-bearing structures was so severe that it became impossible and dangerous to live in the building. After a detailed inspection by construction specialists and engineers, the building was declared an emergency.
The decision to dismantle the apartment building was made not only for safety reasons. This allowed us to free up land for future development and start restoring the city’s infrastructure. It is difficult to overestimate the importance of dismantling panel buildings of this scale for the restoration of urban infrastructure.
The scale of the operation: impressive figures
The company used more than 10 units of specialized equipment to dismantle the residential building. The main role was played by a special “long-arm excavator” with hydraulic shears weighing more than 45 tons, which carefully dismantled the house’s structures from top to bottom. Additionally, several crawler excavators were used to crush reinforced concrete structures and load the demolition into dump trucks, as well as a large number of dump trucks to transport materials.
The total area of the building was several thousand square meters, and the height of the structure was about 30 meters. Dismantling such a facility required coordination of many processes and careful planning of each stage of work.
Stages of execution: professionalism in every detail
Dismantling, like other construction works, has its own specifics and consists of certain stages, each of which requires specific experience and professionalism:
- The first stage began with the disconnection of energy networks from the building (gas, electricity, water supply). It was mandatory for the SES to inspect the building for explosive residues.
- The second stage involved evicting the residents of the damaged building and helping them move their belongings out, often with the help of volunteers and company employees. At the same time, a fence was being installed at the dismantling site, and heavy machinery and dump trucks were arriving.
- The next step was to clean the apartments from garbage with mandatory sorting. First, plastic windows, balcony blocks and other plastic products were dismantled, followed by woodwork, metal radiators and pipes, then linoleum, and finally ordinary household items. Each type of waste was taken separately to a landfill for disposal.
Only after the preparatory stages were completed did the heavy machinery start working, dismantling the building floor by floor, entrance by entrance. Thanks to the experience of the operators, the demolition of one floor took only 2-3 days in compliance with all safety standards.
Environmental responsibility: using global practices
Special attention was paid to the environmental aspect of the work. The demolition slag was crushed to a size of less than 500 mm, loaded onto dump trucks and taken to a special landfill. According to the best international practices, the material will be processed at special crushers and reused in the construction of the country’s infrastructure. Thus, up to 80% of the materials can be recycled, reducing the environmental impact and saving natural resources.
The rebar and other steel elements were sold as scrap metal for melting. Recycling the materials directly at the dismantling site also significantly reduced logistics costs and the transportation burden on the city.
Project challenges: what makes this dismantling special
Working with war-damaged structures added considerable complexity to the process. The main challenges included:
- The amount of construction waste. 24,000 tons of concrete, metal and other materials needed to be removed and recycled in an organized manner.
- Technical difficulties. Working with partially collapsed structures required increased caution and constant assessment of the stability of the remaining elements.
- Environmental impact. Dust, noise and vibration control to minimize the impact on the surrounding area.
- Logistical issues. Organizing the passage of heavy equipment in a densely populated area of Kharkiv.
The company’s engineers constantly assessed the stability of the remaining elements of the building and adjusted the dismantling plan in accordance with the actual condition of the structure. Safety remained the number one priority at all stages of the work.
The importance of dismantling for urban renewal
Clearing the territory of emergency buildings opens up new opportunities for architectural planning and the creation of modern residential complexes. The land freed up after dismantling is used for the construction of energy-efficient buildings, green areas or social infrastructure facilities. Professional demolition in Ukraine ensures high-quality preparation of soil and utilities for future construction. This allows us to reduce the timeframe of new projects and reduce their cost by using prepared infrastructure.
The psychological aspect of dismantling emergency structures is no less important for community recovery. Ruins constantly remind residents of tragic events and create an atmosphere of hopelessness. Professional demolition of damaged buildings symbolizes the determination to move forward and build a better future. It restores people’s faith in the possibility of recovery.
